A score of 90 or more needs three things at once: you stand close, you guess well and you open few clues. These seven habits help.
1. They play where they are
Distance is half of the score. Strong players play the homes near them: on the way to work, on a walk, on holiday.
2. They look at the map first
The location tells you more than the kitchen. Before the photos, they check the area, the distance to the centre, water, parks and big roads.
3. They decide before they adjust
They choose a number in their head first. Then they set it. They do not slide the price until it "feels right".
4. They keep clues closed
Each clue costs points. They open one only when it could change the guess a lot.
5. They think in price per square metre
They know roughly what a square metre costs in the areas they play. Then they adjust for age, floor and condition.
6. They read every answer
After each round, they compare their guess with the real price and ask why they missed.
7. They play the same area many times
Ten homes in one area teach more than ten homes in ten areas. Depth first, then width.
