Calibrate your gut in 30 guesses

Thirty guesses in one area are enough to learn if you guess too high or too low. Here is a simple plan.

Your gut has an opinion about every home. The question is how good that opinion is. Thirty guesses tell you.

The plan

  • Pick one area that you care about.
  • Play 30 homes there over one or two weeks.
  • Do not open clues for the first ten. Just guess.
  • After each round, note if you were too high or too low.

What you will see

After ten guesses, most people see a direction. Maybe you are always 10 % too low. Maybe you guess small flats too low and big flats too high.

After 30 guesses, your errors get smaller. Your gut has learned.

Why 30?

It is a small enough number to finish in a week. It is a big enough number to see a pattern and to see it change.

Then test yourself

Play 10 more homes in the same area. Compare your average score with your first 10. The difference is your new skill.

Repeat in a new area

Now take a second area. You will learn faster this time, because you already know how to learn.
