Look for your bias

After 20 guesses, look at the list. Are you mostly too high or mostly too low? Most people have a direction. Once you know yours, you can correct it.

Look per area

You may be good in your own area and bad in the next one. That is normal. Your history shows where you need practice.

Look per type

Some people guess flats well and houses badly, or the other way around. Small flats are hard because the price per square metre is high. Big houses in the countryside are hard because there are few sales to compare with.

Look at the big misses

Pick your three worst guesses. For each one, ask:

  • What did I miss?
  • Was it the location, the size, the age or the condition?
  • Would a clue have helped?

Watch the trend

Your average score should go up as you play. If it does not, change one thing: walk closer, open fewer clues, or play a smaller area for a while.
