What is a bostadsrätt?

Most flats in Sweden are bostadsrätter. Learn what you really buy, what the association owns and why the monthly fee matters.

Most flats for sale in Sweden are bostadsrätter. If you come from another country, the idea can be new.

What you buy

When you buy a bostadsrätt, you do not buy the flat itself. You buy a membership in a housing association (bostadsrättsförening, often shortened to BRF). The membership gives you the right to live in a specific flat for as long as you want, and to sell that right.

What the association owns

The association owns the building and the land, or rents the land. It takes care of the building, the roof, the pipes and the shared spaces.

What you pay

  • The price for the right, when you buy.
  • A monthly fee (avgift) to the association.

What you are responsible for

Usually the inside of your flat: floors, walls, kitchen and often the bathroom. The association's rules say exactly what.

Why it matters for the price

Two similar flats can have very different prices because of the association. A high monthly fee or a lot of debt in the association often gives a lower price. A well-run association with low debt is attractive.
