The energy declaration and running costs

For houses, running costs can be as important as the price. Here is where to look.

When you buy a house, the price is only the start. The running costs come every month.

The energy declaration

When a house is sold in Sweden, there is normally an energy declaration. It shows the energy use per square metre per year and an energy class. Use it to compare houses.

The heating system

The type of heating has a big effect on costs. A heat pump or district heating is often cheaper to run than direct electric heating. Ask about the age of the system.

Other running costs

  • Water and sewage.
  • Waste collection.
  • Insurance.
  • Property fee to the municipality.
  • Maintenance: roof, facade, windows, drains.

Why it matters for the price

Buyers think about the total cost per month. A house with high running costs often sells for less than a similar house with low costs.

In the game

When two houses in the same area sell for very different prices, the age, the heating and the condition can be part of the reason.
