Rooms or square metres: which matters more?

The number of rooms and the living area both affect price. Here is how to think about them.

Two of the clues in PricePinner are the number of rooms and the living area. Which one tells you more?

Living area is usually the better clue

Price follows size more closely than room count. A 70 m² flat with two rooms and a 70 m² flat with three rooms often sell in the same range.

But rooms tell you about the buyer

A three-room flat is for a family or for people who work from home. In areas with many families, an extra room can add value.

Swedish room counts

In Sweden, a room count like "3 rok" means three rooms and a kitchen. The kitchen is not part of the number.

Small flats

In small flats, every square metre matters a lot. A one-room flat of 25 m² and one of 35 m² can have a big price difference.

If you open one clue

If you only want one clue, the living area usually helps more. If the photos already show the size well, keep both closed.
