Boarea and biarea: two kinds of square metres

Swedish listings separate living area from secondary area. Here is the difference.

A dollhouse cut open from above: the living rooms have green floors and the storage areas have grey floors

Swedish home listings often show two areas: boarea and biarea.

Boarea: living area

Boarea is the living area: rooms that are heated and meant to live in, such as bedrooms, the living room, the kitchen and bathrooms.

Biarea: secondary area

Biarea is other area in the home that is not counted as living area, for example a cold storage room, some basements or a garage built into the house.

Why it matters

Price follows the living area most closely. A house of 120 m² boarea plus 60 m² biarea is not the same as a house of 180 m² boarea. Buyers usually value biarea much less.

Ceiling height and rooms under the roof

Rooms under a sloping roof count as living area only where the ceiling is high enough. That is why an attic room can look big but add few square metres.
