From winning bid to keys: the timeline

In Sweden, the time between the contract and the move-in day has its own steps. Here they are.

A path of stepping stones leads from a bidding paddle past papers and a calendar to a key at a front door

You won the bidding. What happens next?

The contract

The buyer and the seller sign a contract. For a flat it is a transfer agreement (överlåtelseavtal). For a house it is a purchase contract (köpekontrakt). From this moment the deal is binding.

The deposit

The buyer usually pays a deposit (handpenning) soon after signing. Often it is about 10 % of the price. The exact amount is in the contract.

The bank

You confirm your loan with the bank. Many buyers have a loan promise before they bid, but the bank makes the final decision after the contract.

The association

For a flat, the housing association must approve you as a new member.

Move-in day (tillträde)

On the move-in day you pay the rest of the price, and you get the keys. The time between contract and move-in day is often a few months, but it varies.

Final inspection

Many buyers visit the home again shortly before move-in day to check that everything is as agreed.
