The radhus: between a flat and a house

Terraced houses are popular with families in Sweden. Here is what makes their prices special.

A row of colourful terraced houses with small front gardens

A radhus is a terraced house: a house that shares walls with its neighbours in a row.

Two forms of ownership

A radhus can be owned outright (äganderätt), like a detached house. It can also be a bostadsrätt, where you are a member of an association, like with a flat. Check which one it is. It changes the costs and the price.

What buyers pay for

  • A small garden.
  • Space for a family, often over two floors.
  • Shorter distance to the city than a detached house at the same price.

How to guess a radhus price

  • Start from the area. Terraced houses in the same area often sell in a narrow range.
  • Adjust for the position in the row. An end house often costs more than a middle house.
  • Adjust for the garden direction. A garden that faces south or west is popular.
  • Check the form of ownership and any monthly fee.

In the game

When you meet a radhus, compare it with other terraced houses nearby, not with flats or detached houses.
