Think in price per square metre

The fastest way to a good guess: know the price per square metre in an area, then adjust.

An open floor plan of a flat with a grid of square metres and coins on some squares

Most people guess a home's price as one big number. Strong players break it into two parts: price per square metre and size.

Why it works

Size is easy to see. The price per square metre is mostly about location, and it changes slowly across an area. Once you know it, you only need to multiply.

How to learn it

After each round, divide the real price by the living area. Remember the number for that area. After a few rounds, you have a small mental map of prices per square metre.

Then adjust

The same area can still have a wide range. Adjust for:

  • Size: small flats often cost more per square metre than big ones.
  • Age and condition: a new or renovated home costs more.
  • Floor: a high floor with a lift and a view costs more.
  • Balcony or garden.
  • The monthly fee for flats: a high fee usually means a lower price.

An example

Say a two-room flat of 55 m² is in an area where you have seen about 60 000 kr per square metre. Your base is 3.3 million. It is on a high floor with a balcony, so you go up a little. Your guess: 3.5 million.

The numbers above are an example, not real data. Learn your own numbers by playing.
