Floor, lift and balcony: what buyers pay for

Small details in a flat can change the price. Here are three that buyers care about.

Two flats of the same size in the same building can sell for different prices. Three details often explain it.

The floor

  • The ground floor is often cheaper. Less light, less privacy and more noise.
  • A high floor often costs more, especially with a view.
  • The top floor can cost the most, but in an old building without a lift it can be the least popular.

The lift

In a building with four floors or more, a lift matters a lot, especially for families with prams and for older buyers.

The balcony

A balcony, especially one that faces south or west, often adds value. A big terrace adds more.

Other details

  • A fireplace.
  • A renovated bathroom.
  • Windows on two sides of the building.
  • Storage and a laundry room in the building.

In the game

When the photos show a view from a high floor or a sunny balcony, adjust up. When you see a ground-floor flat next to a busy street, adjust down.
