New-build flats: how prices work

New-build flats (nyproduktion) are priced and sold differently from older flats.

A new-build flat (nyproduktion) is sold before or soon after it is built. The process is different from buying an older flat.

Fixed prices

New-build flats are often sold at a fixed price, without bidding. The developer sets the price per flat.

A long wait

You may sign an agreement long before the building is ready. In that time, the market can change. If prices fall, you may pay more than a similar older flat costs on move-in day.

A new association

The housing association is new. Its finances are a plan, not a history. Read the economic plan carefully: debt per square metre and the planned fee.

What you get

  • A modern layout and a new kitchen and bathroom.
  • Good energy use.
  • No renovation in the near future.

Price per square metre

New-build flats often have a higher price per square metre than older flats in the same area. When the flat is sold again later, that difference can shrink.

In the game

If you see a newly built home, start from a higher price per square metre, then check the area.
